FAQ

Answers before you have to ask.

If your question is not here, put it in the inquiry form and the broker will answer it directly.

Is New Home Realty a real Florida brokerage?

Yes. New Home Realty LLC is a Florida licensed real estate brokerage (license CQ1041879) with an office at 12794 Forest Hill Blvd, Suite 29, Wellington, FL 33414.

What does “virtual” mean here?

You run your business from the portal and from wherever you work best. There is still a real office in Wellington, a broker who reviews sensitive items, and people who answer questions. Virtual describes the overhead, not the support.

Do I pay a commission split?

No. New Home Realty is a 100% commission brokerage. Each plan has a flat transaction fee per sale or rental, published on the plans page, and the rest of your commission is yours. The Core and Growth plans add a flat monthly fee for the portal.

What is the difference between the plans?

License Park is $0 a month with a $799 fee per sale and no portal. Core Agent is $99 a month with the full portal and lower per-deal fees: $599 for the first sale each month and $199 for additional sales that month. Growth Agent is $199 a month with more media, research and lead-credit capacity. The full table is on the plans page.

Can I start on License Park and move to a portal plan later?

Yes. Plan changes go through the broker so the terms are always in writing. Ask on your fit call and we will set it up the way you want.

Do you provide leads?

We provide lead credits, not promises. Credits are earned through training, CRM use, marketing activity and closings, and redeemed for contactable homeowner leads by ZIP code when inventory is available. Every lead is checked against the MLS first.

Will I be on my own because it is virtual?

No. Onboarding, broker-sensitive questions, transaction review flags and compliance reminders are part of the process, and the Wellington office is there when you want to sit down with someone.

Do I need a paid Google Workspace account?

No. A free Gmail account works for secure portal login. Company email can be added later if that becomes the right fit.

How does the license transfer work?

Florida license transfers are filed with the DBPR. We walk through each step with you on the fit call, and nothing changes with your current brokerage until you decide to move.

Can I keep my own branding?

Your agent website, flyers and posts carry your name, headshot and contact details. Brokerage identification is included automatically where Florida advertising rules require it.

What about MLS, association and E&O costs?

As at any brokerage, license fees, MLS and association dues are yours; the independent contractor agreement says so plainly. We go through the complete cost picture on your fit call so nothing surprises you later.

Does the portal send emails or post on my behalf?

No. The portal drafts and organizes. Emails, posts, ads and documents go out only when you click send.

Is there a long contract?

No surprises. You sign the standard Florida Independent Contractor Agreement between Broker and Associate, the same form used across the state, not a custom lock-in contract. The term and the written-notice period for ending it are written into your agreement, and your plan and fees are confirmed in writing at the same time, before anything is activated.
